An Industrial - Light (3 Building Industrial Condo Facility) in the Industrial Business Park District (IBP) with the following variances:

  • Section 3.10.G.2.b [Frontage Standards (Shopfront), Height] to allow a shopfront height of 4.27m where the maximum permitted is 3.05m, a variance of 1.22m.
  • Section 3.10.G.2.c [Frontage Standards (Shopfront), Miscellaneous, Ground Floor Transparency] to allow ground floor transparency of 0% windows where the minimum required is 30% windows, a variance of 30%.
  • Section 3.10.H.4 [Landscaping & Buffering Standards, Fencing & Buffering] to permit a height of 2.565m including retaining walls where the maximum permitted is 2.40m, a variance of 0.165m.
  • Section 3.10.J.1.b [Bicycle Parking, Minimum Number of Stalls]:
    • Building A:  to permit two (2) bicycle parking stalls where the minimum required is six (6), a variance of four (4) bicycle parking stalls;
    • Building B:  to permit zero (0) bicycle parking stalls where the minimum required is six (6), a variance of six (6) bicycle parking stalls; and
    • Building C:  to permit four (4) bicycle parking stalls where the minimum required is six (6), a variance of two (2) bicycle parking stalls.
  • Section 3.10.J.2.d [Vehicle Parking, Miscellaneous, Location] to permit parking to be located at the front of the Primary Building, where parking is required to be to the side or rear of the Primary Building.
  • Section 3.10.K.c [Loading Standards, Miscellaneous, Location] to permit the loading area to be located at the front of Building C where the loading area is required at the side or rear of the Primary Building.
  • Section 3.10.M.3 [Additional Standards, Waste & Recycling] to permit two (2) locations for Molocks:
    • One (1) in rear between buildings A & B; and
    • One (1) in primary frontage of Building A;

where the requirement is to be located at the side or rear of the building.

  • Section 5.20.A.1 [Additional Setback & Encroachment Considerations, Retaining Walls] to permit a 1.365m retaining wall in the East side yard setback along the property line, where the maximum side yard setback is 1.0m, a variance of 0.365m.
